Interior Designer Tricks to Maximize Space Utilization

Beach Living -

With their house hunt over, Robin and Jason were anxious to hunt again – this time to find a Toronto Interior Designer to decorate their new Beaches-area home. “We knew what colours and style we liked, but we needed help pulling things together,” says Robin.  An internet search led her to Liz Watkinson and Susan Pollock’s company, 5th Business Associates. “we all met and hit it off,” says Robyn, who loved the comfy yet classy feel of their work. The hunt was over, but the adventure was just the beginning. Here’s what Liz and Susan did to give Jason and Robyn a personalized, polished space.

A charming stained glass window was the jumping-off point for the palette. The designers identified the paint colours – blues, greens and golds – directly from it.Painting the original wood panelling might be controversial for some, but even at the house hunting stage, the homeowners knew a coat of white on the wainscotting would lighten up the dark house.  Two tufted chairs were custom made to fit the cosy bay window nook in the living area. Short arms keep sightlines clear, while pale neutral colour upholstery maintains a light look.

New built-ins transformed the small space. To the left of the fireplace, screened doors hide electronic equipment yet allow the wireless remotes to be used. To the right a big-screen TV is concealed behind identical doors. By converting the wood burning fireplace to gas, the couple can up the comfort factor at the touch of a button.

The dining room embodies the transitional spirit that both the designers and the homeowners were striving for – definitely more traditional than Robyn and Jason’s old place and respectful of the Arts and Crafts pedigree of the architecture but also of today. Robyn and Jason love the small, bright sunroom off the kitchen. “We have a bird feeder right outside the the window, so on weekends we have long breakfasts, read the paper and watch birds” says Robyn. Her collection of yellowware bowls made the move from the old house. they fit well with the golden colour scheme and look great behind glass doors on the side of the kitchen. On the sink wall, there are no upper cabinets. “It really opens up the space.” says Liz.

Liz and Susan’s 5 tricks for living large in a small space.
1) Incorporate storage: built ins reduce the number of separate pieces of furniture you need and multi-purpose items save space.
2) Use monochromatic colour to some degree or at least use soft shades.
3) Carefully select accessories: you need only a few
4) Install good lighting to eliminate dark corners and ensure there’s a wash of light on the walls, use dimmers everywhere.
5)Simplify window treatments, keep them plain and light, like sheers; forgo them altogether were privacy isn’t an issue.

Need a Tax Lawyer?

Finding a good Toronto tax lawyer in Toronto requires a bit of preparation and research, as Taxation Law is a highly specialized field and there are many different types of taxes. It is important that the lawyer you choose is an expert in the particular type of tax issue or problem that you are dealing with.

Before you scan the directory of Toronto Law Firms to find a tax lawyer, you must first establish what specific tax issues you are dealing with. For example, if you are a business owner dealing with employment taxes and payroll, you may want to hire an employment or labor lawyer. If your concern involves capital gains taxes or state or federal income, a tax lawyer would be the most suitable choice. A criminal defense attorney would be the best option if you are facing criminal charges.

After determining the type of lawyers that would best suit your needs, you will need to establish what specific type of tax issue you want resolved. A Toronto Lawyer specializing in business or trial law may be able to help with problems with the CRA just as well as Tax Law specialists can. Most tax attorneys are also capable of handling legal matters related to Estate Planning.

Once you know exactly what kind of tax lawyer you want to hire, you can browse directories of tax lawyers to find the best candidate. In making your decision on whom to hire, you may want to look into the lawyer’s reputation, background, expertise, experience, and location. Reputation is important when hiring legal counsel; ask around for feedback on the particular attorney you are considering. Make sure there isn’t any bad publicity surrounding previous cases he or she has handled. As for background, expertise, and experience, ideally, the lawyer would have had a lot of experience handling cases similar to yours. Location-wise, a lawyer whose office is accessible and located close to your home or office is a big plus.

Competitive real estate market: win the battle

Just found the perfect house for you and your family, but not sure how to find your way through all the arrangements? We will help you with some useful experiences in this article. As I have more than 25 years of experience as a Toronto real estate professional, I can understand how confused a person might feel when they find out there are 15 or sometimes even more people who want to purchase the same home. Well, I cannot make sure that even if you follow my advice, you will finally win the offer, but anyway it might be useful for you and even save you some money.

Get prequalified

Prospective clients who can get prequalified for a bank loan always have a better chance of getting the deal than applicants without a proper financial background. Don’t let the seller in doubts about your financing. Without this, all the following tips are useless.

Find out the seller’s preferences

Try to find out about the owner’s preferences, as it would be a waste of time if there were some details that you were not able to meet. So we strongly recommend you to get all the detailed information before you present your proposal. It is better to give up in case you find out you are not able to meet them. However, if you can satisfy all the requirements, contact your realtor and ask for help writing a letter to go with your proposal. This will give you an opportunity to present yourself to the seller and enhance the strong points of your offer.

No low-ball, no even cut off marks

If you were the seller, of course you would be insulted if someone offered a too low price for your home, and then probably you would choose another applicant. So you want to be careful about this. Once you damage your reputation, it is not improved even after bidding a higher offer later. Thus the best way is to offer around $1,800 to $4,800 more than the highest estimated offer. For example the most the owner expects is about $470,000. Try adding some money and come to $473,164 – the offered price doesn’t have to be an even number!

The deposit

In any case it makes you look trustworthy if you can pay from at least 10% to 20% of the home value in advance. Later it is often possible to talk about the ultimate down payment amount with the owner again, after you have closed the deal. The most important thing is the amount you pay when the deal is closed so that you look like a trustworthy buyer.

Earnest money deposit

The following technique might look a little too determined, but it may help you a lot. Put as much of your down payment into your good faith deposit as you can (you loose this deposit if you brake the contract). You have to pay this money anyway, as the good faith deposit is included in the down payment, but it sends a strong signal to the seller. If you do this, the owner understands you have a serious interest in buying the home. After closing the business, you can usually rearrange the down payment value, so what matters here is the good faith deposit, showing how interested you really are in the property.

Offer free post-occupancy

It may be a good idea to offer a free stay to the seller in their home for another one or two weeks after selling it. You can mention this in your letter going along with your proposal. Typically you would negotiate rent, but giving the option of free occupancy for a short period of time might be the detail that decide whether the seller will go for your offer or not.
